Denise Richards and her estranged husband, Aaron Phypers, have been ordered by the Los Angeles Superior Court to vacate the residential property they previously occupied in Calabasas, California.
On Friday, the court granted an application filed by the property owner, John Karan, seeking possession of the six-bedroom residence on grounds of alleged nonpayment of rent. The court’s order authorizes eviction of Richards, 54, and Phypers, 53. Karan has further claimed arrears totaling approximately $84,000, a monetary issue on which the court has not yet issued a determination, according to Us Weekly.
Court filings indicate that the parties entered into a lease agreement for the property in 2020 at a monthly rental rate of $12,000. The landlord alleges that rental payments ceased several months prior to the filing of the eviction action in November.
Records further show that Richards vacated the residence in mid-September after the court granted her limited access to retrieve personal belongings amid ongoing divorce proceedings. Phypers was separately ordered to remain no less than 100 yards from the property pursuant to a restraining order initially issued in July and later made permanent.
In late November, Phypers filed an application seeking an expedited hearing in connection with his request for spousal support, asserting financial hardship. While the hearing was initially scheduled for January 5, 2025, Phypers requested an earlier date, citing an inability to meet basic living expenses. He further asserted that he faced eviction and substantial outstanding financial obligations, including rental arrears and homeowners association fees.
Phypers has also stated that he closed his business, Quantum 360 Club, approximately one year ago and has been unable to secure alternative employment since that time.
Phypers filed a petition for dissolution of marriage in early July, indicating that the parties had separated days earlier. Subsequently, he made allegations of marital misconduct against Richards, which she has not publicly conceded. Richards, in turn, sought and obtained a temporary restraining order against Phypers, alleging domestic abuse, claims which Phypers has categorically denied.
